Ageless Amenities

In Bengaluru’s ever-evolving luxury landscape — where glass towers once defined aspiration — a quieter, more conscious revolution is underway. At the forefront of this shift are Shivangi Kajaria, Head of Operations at SPA Group, and Vanshika Kajaria, who leads Brand Management, Sales and Marketing. As the dynamic NextGen custodians of the legacy real estate house, the Kajaria sisters are not merely continuing a family business, they are redefining what premium living in terms of Ageless Amenities means for a new India.

With clarity, conviction and cultural intuition, Shivangi and Vanshika have helped steer SPA Group toward a philosophy that moves beyond ostentation to intention. In a city powered by innovation and fast-paced ambition, they have recognised a deeper undercurrent: a yearning for belonging, wellness and intergenerational connection. Under their leadership, the brand has pivoted from “loud luxury” to what they describe as thoughtful, ageless living aka Ageless Amenities — communities designed not just to impress, but to nurture. Their approach blends operational sharpness with emotional intelligence, bringing together adaptive infrastructure, resort-style ecosystems and human-centric design that places shared experiences at its core.

What makes their Ageless Amenities concept especially compelling is its balance — entrepreneurial agility paired with legacy values mingled with the enthusiasm and passion of youth. Debt-free, future-focused and firmly positioned in the boutique luxury niche, SPA Group today stands as a testament to patient growth and purposeful expansion. The sisters envision the company not simply as developers of property, but as curators of environments where families thrive across generations. From integrated wellness zones and hybrid sports spaces to managed 24-hour creches and evolving community hubs, every layer reflects their belief that true luxury is time, peace of mind and the strength of community.

As NextGen leaders, Shivangi and Vanshika embody a modern reimagining of tradition — taking the deep-rooted Indian ethos of togetherness and translating it into a design-forward, globally relevant Ageless Amenities ecosystem. Their vision is not about scaling for volume, but about scaling impact. And it is this clarity of purpose that positions them as powerful torchbearers of a new era in Indian real estate.

In an exclusive conversation, Shivangi and Vanshika Kajaria speak to Sumita Chakraborty, Founder & Editor-in-Chief, TheGlitz, about Ageless Amenities, intergenerational living, soft longevity and why the future of luxury is deeply personal.

Luxury housing in Bengaluru is clearly undergoing a reset. What social or cultural shifts first signalled to you that “loud luxury” was giving way to intergenerational, wellness-led living?

The shift away from “loud luxury” was signaled by a growing fatigue among Bengaluru’s tech and business elite. We noticed that high-net-worth families were increasingly feeling isolated in their vertical penthouses. The cultural signal was a return to “The Village Spirit”, a desire for homes that facilitate connection rather than just status. Modern luxury is no longer about a gold-plated lobby; it’s about a home that is wellness-led and designed for the soul.

The idea of the Ageless Amenity challenges traditional age-segregated spaces. Why do you believe shared, intergenerational infrastructure resonates more strongly with today’s high-net-worth families?

Ageless Amenities

Traditional age-segregated spaces like a “kids’ play area” tucked in a corner and a “senior park” at the other end actually fragment the family. High-net-worth families today value shared experiences as their greatest wealth. An “Ageless Amenity” challenges the status quo because it recognizes that a grandfather and a grandson can bond over a game of Pickleball or a stroll through a sensory park. It resonates because it fosters a sense of belonging that segregated amenities never could.

From hybrid Pickleball courts to reflexology trails beside children’s play zones, how does designing for multiple generations simultaneously change the way residential communities function day to day?

When you place a reflexology trail beside a children’s play zone, the daily rhythm of the community changes. It becomes self-regulating and more vibrant. You see a natural “supervision” where seniors enjoy the energy of the youth, and children learn the quietude of the elders. Day-to-day life moves from a series of scheduled “appointments” in different zones to a fluid, communal existence where the community feels like a cohesive neighborhood.

You’ve spoken about “Soft Longevity” as the next frontier of premium housing. How does this concept go beyond gyms and spas to influence long-term physical, emotional, and social wellbeing?

“Soft Longevity” is about the nervous system. While traditional wellness is about high-intensity gyms, Soft Longevity is about emotional and social regulation. It’s about biophilic design that lowers cortisol, acoustics that favor silence, and spaces that encourage the kind of “low-stakes” social interaction that combats urban loneliness. It influences long-term wellbeing by making “health” a byproduct of your environment, not a task on your to-do list.

Managed 24-hour creches within residential estates reflect a new definition of luxury as time and peace of mind. How important is this ‘luxury of time’ for modern founders, professionals, and multi-generational households?

For a modern founder or professional, peace of mind is the ultimate currency. A managed 24-hour creche isn’t just an amenity; it’s the “Luxury of Time.” It allows a parent to focus on their global career or a quiet dinner, knowing that their child is in a safe, professional, and stimulating environment within their own estate. It removes the friction of modern parenting and returns those hours to the individual.

In a city driven by innovation and fast-paced careers, do you see intergenerational living as a return to Indian tradition or a completely new lifestyle evolution?

In a fast-paced city like Bengaluru, we see this as a “Modern Re-imagining” of Indian tradition. It isn’t a step backward; it’s a sophisticated evolution. We are taking the deep-rooted Indian value of the joint family and placing it within a world-class, tech-enabled, and design-forward ecosystem. It’s about taking the best of our heritage and making it relevant for the global citizen of 2026.

Looking ahead, do you believe Ageless Amenities will become a benchmark for premium housing across India, and how is SPA Group future-proofing developments to meet this shift?

We believe ageless amenities are not a trend-they are the natural evolution of premium housing in India. As families become more multigenerational and lifestyle-led, developments must respond to every life stage, not just a single demographic.

At SPA Group, we are already building this into our communities through adaptive infrastructure-spaces designed to evolve as families grow. From multiple parks catering to different age groups to a fully integrated resort ecosystem that includes sports facilities, F&B experiences, celebration venues, wellness and workout zones, workspaces, and play areas -every layer is designed to serve the entire family.

Future-proofing, for us, means creating communities that remain relevant across decades, not just market cycles.

Being the NextGen, how do you envisage the future of their brand?

As the NextGen, we see SPA Group evolving not just as developers, but as true curators of living. We intend to remain firmly in the niche, boutique space- creating deeply curated environments rather than scaling for volume.

Our philosophy, “You Matter,” must translate into every touchpoint – from design and planning to community building. For us, quiet luxury is defined not by excess, but by the quality of air you breathe, the silence around you, and the strength of the community your family grows within.

Today, SPA Group stands debt-free and focused on crafting personalised, enduring environments. With a strong land bank across strategic growth corridors and a professionalised family office managing our investment portfolio, we are building with long-term conviction -not short-term cycles.

As part of our long-term vision, we are also exploring diversification into the education sector, guided by a deep conviction that meaningful learning environments can shape future generations.

The future of the brand lies in thoughtful expansion, sustained excellence, and continuing to create spaces that inspire for generations.
